Why estate roads fail without drainage

The road is only as strong as the ground under it

Most estate roads do not fail from traffic. They fail from water. Rain that stands on or beside a road soaks into the base layer, softens it, and the surface above cracks and breaks into potholes. Once that starts, repairs only last until the next heavy rain.

What we see on estate projects

Our team has built roads and drainage in estates across the FCT and other states, including KYC Estate in Lugbe and Angel Martins Estate in Pyakasa. The same pattern shows up again and again: roads built first and drains added later, drains too small for a heavy storm, and channels that end nowhere.

What to get right

  • Plan the drains with the road. The road’s slope, its edges and the drain should be designed together, not one after the other.
  • Give water somewhere to go. A drain must lead to an outlet that can take the flow. A perfect drain that ends in a dead end only moves the flood.
  • Size for the heavy storm, not the average day. Rainfall is getting more intense, so allow for it.
  • Protect the edges. Road edges and drain walls are where erosion starts. Good edge finishing keeps the road in place.
  • Plan maintenance. Drains clog with sand and rubbish. A simple cleaning schedule costs far less than rebuilding.

Questions to ask your contractor

  1. Where does the water from this road go?
  2. How was the drain size worked out?
  3. Who cleans the drains and how often?
  4. What happens to the road edge at each culvert?

The cost question

Doing drainage properly adds cost on day one. It usually saves much more in repairs and in damaged property over the years. A quantity surveyor can put a figure on both sides so the estate association can decide with real numbers.
